Why are council and Te Tupu Ngātahi Supporting Growth projects seeking feedback at the same time?
We have been working with Te Tupu Ngātahi Supporting Growth on its planning for transport investment in Auckland’s Future Urban zoned areas over the next 10 to 30 years. In order to make sure future land use and the transport network work together we have developed a draft Spatial Land Use Strategy for the Dairy Flat and Silverdale Future Urban zoned areas. We are therefore seeking feedback on the draft Spatial Land Use Strategy for Dairy Flat and Silverdale and Te Tupu Ngātahi Supporting Growth are separately seeking feedback on the transport projects. The feedback processes are separate because the transport projects relate to a wider area than the land use strategy.
When will development occur?
Most of the Silverdale Dairy Flat area is not planned to be developed until between 2033 and 2038 as set out in the Council’s Future Urban Land Supply Strategy 2017. Around 2030 the council will start preparing detailed structure plans for the current Future Urban zoned areas. These will form the basis of plan changes to rezone the land for development.
Therefore, there will not be any land use changes for many years, but we are doing this initial work now as the transport options need to be protected ahead of development of the land.
Why have the full range of land uses for all of the area not been identified in the Strategy?
Only a possible metropolitan/town centre location and associated high density residential areas have generally been identified at this time as these are the land uses that are important to integrate with the transport network, particularly a Rapid Transit Corridor. Detailed land uses and their exact locations will be identified at the structure plan stage.
Why is this strategy being prepared now so far ahead of development being possible?
The Te Tupu Ngātahi Supporting Growth Programme is planning the transport investment in Auckland’s Future Urban zoned areas over the next 10 to 30 years. In order to make sure future land use and the transport network work together a Spatial Land Use Strategy has been developed for the Dairy Flat and Silverdale Future Urban zoned areas. The purpose of the Te Tupu Ngātahi Supporting Growth Programme process is to protect the land needed for future transport projects in advance of land development occurring. The Spatial Land Use Strategy is to help guide the future land use in the area that the transport projects will service and integrate with.
Is the Silverdale West Dairy Flat Industrial Area being reviewed?
No, the Council’s Silverdale West Dairy Flat Industrial Area Structure Plan is not open for further engagement. The structure plan was only adopted in April 2020. The Council has started preparing a plan change for Stage 1 of the industrial area identified in the structure plan. This is expected to be notified for public input in the later in 2022.
